What’s a Self-Storage Unit Teaser Rate?
Just as it sounds, self-storage giants will lure renters in with the promise of a low rate only to subsequently increase the price, according to new research from the 2024 Self-Storage National Investment Forecast by Marcus & Millichap. “As larger operators have increased their market presence, they have started to apply dynamic pricing with low teaser rates to draw in new tenants, followed by subsequent rate increases to achieve a higher ultimate target monthly rent,” the report states. This has reduced visibility into actual effective rents while putting downward pressure on asking rates.”

I’ve been anxiously awaiting this place to open for over a year! I’m so happy to finally have my Airstream in a covered storage place and out of the elements. Even better, it’s right next to a Costco for a quick shop and gas up before hitting the road. It has great amenities -dump station, RV wash station, propane fill, ice, and electricity if you need it for trickle charging.
There is an onsite manager, John, that will be living there who seemed to be a great guy with tons of experience. Oksana, who is also very knowledgeable, was so fun and helpful today, getting us signed into our new spot. She was awesome and gave us pick of our spot, and offered water and the biggest cookies I’ve ever seen. If you’re looking for a well thought out storage place with a great staff, ample security (highest walls I’ve ever seen), and a pick of your space, get down there asap! I’m sure the spaces will fill very quickly!“
